BUYER-BROKER REPRESENTATION
McLain & Associates can act as a "Buyer-Broker" in vineyard
property transactions. Mike McLain is a certified member of the Real
Estate Buyer's Agent Council and offers complete representation to clients
searching for Oregon vineyard property.

Immediate notification of any new properties (our listing or
from another agency) entering the market will be emailed (or fax
/snail mail) to Buyer-Broker clients. From that point on, of course,
the client who acts first gets the deal. "Shoppers" will
not be notified of these properties for another two weeks.

All properties are previewed for suitability to premium
wine-grape production.

On properties of interest a Comparative Market Analysis will be
prepared, using current comparable sales data. The analysis includes
updated information on the sale of every vineyard property. Data is
collected in cooperation with the best vineyard/winery appraiser in
Oregon.

Preparation and presentation of any offers on properties.

Arranging all due-diligence items after a transaction is agreed
upon and our presence (where possible) when services are
rendered. This includes arranging for consultants, a backhoe to dig
holes for verifying soil type, well information, septic tests, whole
home inspections, zoning verification, etc.

Provide lender contact information appropriate to the property.
|
 |
Estimated closing costs provided prior to closing.
|
 |
Transaction is tracked and moved to closing. If requested, the
buyer will be accompanied to closing.
