Site
This 19.4 acre site sits atop a knoll on Parrett Mountain just west of Wilsonville and south of Highway 99 located in the Chehalem Mountain AVA. It commands a view unparalleled among existing vineyards. On a clear day, you can clearly see Mt. Rainier, Mt. St. Helens, Mt. Adams, Mt. Baker, Mt. Hood, Mt. Jefferson and one of the Sisters. With homesite permit approval and winery permit in place, and with a quiet location 10 minutes from I-5 at Wilsonville, this property is a wonderful opportunity to be THE showcase winery estate serving as the gateway to the Oregon wine country. The property is at the intersection of Pleasant Hill Road and Tooze Road accessed off Wilsonville Road about 3.2 miles from the I-5 at Wilsonville and 15 miles from Downtown Portland, a drive of about 20 minutes.





Land
The offering consists of a total of 19.4 acres located on a gentle knoll at 600’ elevation with slope breaking slightly in all directions. The entire parcel is described by the Soil Conservation Service as Jory, the renowned red soil of Yamhill County’s Dundee Hill. It is described as a dark reddish brown silty clay loam 5 or more feet deep over volcanic basalt. It has a water holding capacity of 9-11”, generally not needing ongoing irrigation, although an irrigation system is in place. The vineyard comprises 14.55 acres of Pinot noir in full production planted in 2001 and 2002. It is made up of Dijon clones of Pinot, including 114, 115, and 777 planted on 3309, 101-14 and Riparia Gloire phylloxera-resistant rootstocks. The trellis system is single vertical curtain with 2 sets of movable catchwires. There is a drip irrigation system in place, fed by a 34 gallon-per-minute well from two underground storage tanks. The vineyard yields between 2 and 3 tons per acre. The crop has been sold to some of the luminaries in the Oregon wine world, including Soter and Owen Roe as well as made into wine for the current owner under the Eastburn label, which is sold for more than $35/bottle retail.



Improvements 
Other than the vineyard, there is an equipment shed, well and pump house and deer fencing around the property. Clackamas County has approved a homesite permit. This transaction would be contingent upon completing that approval. The site has also been approved for a winery based upon the Oregon Revised Code allowing a winery in this zone in association with a 15-acre vineyard, which includes roads and turn-arounds.




Zoning 
The property is zoned Exclusive Farm Use and cannot be further split. Homesite approval and winery approval are as described above.

Location
The property is at 15450 SW Pleasant Hill Road Sherwood, OR 97223. From I-5 at Wilsonville, take Wilsonville Road to the west towards Newberg. 1.4 miles to Bell Road on the right. Take Bell north about .75 miles to right onto Baker Road 1.5 miles to the north to the stop. Then left on Tooze Road about .8 miles to where Tooze turns hard right at the subject vineyard. The locked entrance gate is on the north edge of the property on Pleasant Hill Road.

Price
$1,600,000. Because of timing, the current year crop would most likely be excluded from the offering. Or it could be negotiated if a quick transaction happened.
