This Clackamas County property is located just south of historic Oregon City, just outside the urbanized areas of the town. The house overlooks the southwest vineyard and the rolling hills of the Willamette Valley. 

Located minutes from Portland and a short commute to the owner’s winery, Wasson Brothers Winery, in Sandy, which is also offered  for sale by McLain & Associates.  A new owner will have access to a private 1680’ airstrip.

Land
The parcel consists of 11.59 acres on three tax lots with the home adjacent to the airstrip. The vineyard is on the two adjacent tax lots and consists of one acre of Pinot Noir, 1 acre of Riesling, two acres of Gewurztraminer and two of Muscat. The vines are “own-rooted” and were planted in 1976. The land is primarily south slope from 420’ to 220’ elevation. The soil in the southern vineyard area is identified by the Soil Conservation Service as Hardscrabble silt loam, described as a silty and silty-clay loam over clay, with no restrictive feature above 80” and available water capacity of 9.2”. 

In the upper vineyard, the soil type is Jory silty-clay loam, which is the primary soil type of the Dundee Hills in Yamhill County. It is a reddish, silty-clay loam, quite deep over basalt base. Water holding capacity is 10”. The vines are well established and producing about two to three tons of grapes per acre, per year. The winery has used most its fruit in the past, although it has sold some to other wineries occasionally. The vineyard is non-irrigated, single vertical curtain. The owner estimates there are an additional three plantable acres.

Improvements 
Built in 1974, the owner’s one-level, 1,632 sq. ft., 3 bedroom, 2 bath house has a beautiful view through mature trees southwest over the vineyards and the Willamette Valley, including Portland’s rural city lights.

 The owner is a pilot and bought the property in part for its access to the private airstrip. A new owner would have no ownership interest in the airstrip, but would have access to it for as long as it exists. There is a 1728 sq. ft. airplane hanger that also serves as equipment shed for the vineyard equipment, which includes a tractor with bucket and forks, sprayers, mowers, hydraulic hedger and net roller, Honda 4-wheeler, and other miscellaneous vineyard equipment.

Location
he address is 19925 S Leland Road., Oregon City, OR 97045. From Hwy 213, south out of Oregon City, take Myres Road to where it terminates at Leland Road. Turn left at the airstrip just before making a hard right. The access road to the property is along the west line of the airstrip to the end.

$650,000, including equipment, but not airstrip. Wasson Brothers Winery is also for sale.
