Site
This parcel is one of the most visually exciting pieces to come down the pike: It has a 270 degree view of the south end of the Willamette Valley - over Fern Ridge Reservoir, the city lights of Eugene, to the Cascades and the Three Sisters and Mt. Bachelor. Ideally suited to a combination vineyard/winery/custom home, it sits on Lawrence Road, just off Territorial Road. Territorial Road is the main South Willamette Valley wine-touring road, minutes from Eugene and midway between the area’s powerhouse wineries like Broadley, Benton to the north, and Lane Sylvan Ridge and Kings Ridge to the south.

Land
The offering consists of 36.89 total acres with almost wall-to-wall plantability. The elevation is 460-580’, primarily south slope, breaking southwest and southeast. Soil Conservation Services maps show soil as composed entirely of the Bellpine type. Bellpine, like Jory and Nekia soils, is an interesting type of soil known as lateritic (formed in a previously tropical environment with high iron and bauxite, thus the reddish color). But unlike the other two, Bellpine is located primarily on the west wall of the Valley. Although the underlying parent material can be sedimentary siltstone and sandstone as well as basalt, the tuff basalt was formed undersea rather than flowing from the Cascades, which is the case with the Jory and Nekia soils found on the mid-valley hills like Dundee Hill (Jory) and the Eola Hills (Nekia). Bellpine soil has characteristics of both the main volcanic and sedimentary soil types found in the Willamette Valley. Bellpine is described as “moderately deep, well drained” soil which is a dark, reddish-brown silty clay loam and dark, reddish-brown and dark red silty clay over “tuffaceous” sandstone at 20-40” depth (which defines the effective rooting depth). Bellpine is widely grown upon up and down the west side of the Willamette Valley. The water holding capacity is 3.5-6”.

Improvements 
There are no improvements on the property. Homesite approval would be perfected as a condition of the transaction. Currently, most of the land is in Christmas trees, the value of which is not included. The seller would purchase the trees from a buyer so the property would meet the income rules for homesite placement. Contact Mike McLain for a more details.

Zoning
The parcel is currently zoned EFU. The property cannot be further divided. A winery would be an allowed use with 15 acres of winegrapes planted. The homesite would be approved with $80k in farm income for two consecutive years, or three out of five years. 

Location
Property is located with frontage on the north side Lawrence Road, one mile west of Territorial Road, and 10 miles west of Eugene. It does not currently have an address.
