Site
This parcel is on the south slope of the ridge upon which Benton-Lane Winery is located. It is west of Territorial Highway, the main wine touring route in the South Willamette Valley, about 1.5 miles off Ferguson Road. Also in the immediate area are Pfeiffer Vineyards, High Pass Vineyard Winery, the vineyard for Territorial Vineyards Winery. Just up the road is Broadley Vineyards winery in Monroe. The site is roughly 30 minutes from Eugene; it takes about the same time driving north to Corvallis.

Land
The offer consists of just less than 220 acres, about which 134 are plantable to winegrapes. Land slopes primarily south and southwest from an elevation of 800 down to 500’ (excluding draws and wet spots). Soil Conservation Service surveys indicate the majority of the soil is Nekia, a well known volcanic soil made famous by the wines produced in the Eola-Amity Hill AVA north of Salem. It’s described as a dark, reddish-brown silty clay loam 3’-5’ over fractured basalt with available water capacity of 4”-7”.

A smaller area has Ritner soil, which is described as dark reddish-brown, cobbly and/or very cobbly silty clay loam over very fractured basalt at 3-5’. The site is currently in reproduction timber, which is being logged at this time. The land will be delivered with the stumps pulled, piled, and ready to burn. Access to the site is by gravel road north of Ferguson Road, which intersects with Territorial Road to the east. Ferguson Road continues to Junction City, where it meets with Hwy 99 W. See maps.

Improvements 
There are no improvements on the property. Property size and zoning (E-40) make homesite approval available (to be verified.) There are numerous homesite locations with views out over the Valley to the Cascades and the hills south of Eugene.

Zoning
The parcel is currently zoned E-40 in Lane County, which established a 40-acre minimum parcel size.

Location
Property is Tax Lot #100 in Township 15s, Range 5w, Section 18. From Territorial Road (west of Junction City), take Ferguson Road heading west approximately 2.1 miles to a road on the right (just before the Grange). Follow this road north to where it turns 90 degrees to the left. The property is straight ahead through a locked gate. Call broker for showing.
