Site
This parcel is west of Junction City, north of Cheshire in the
unincorporated community of Franklin, and just off Territorial Highway,
the main wine-touring route in the south Willamette Valley. The site is in
a protective "bowl" in the first series of Coast Range foothills
on the west wall of the Valley, which should be quite warm. Views are
territorial over grazing land, orchards, the historic Franklin church
steeples, and to the south, Fern Ridge Reservoir. Wineries in the area
include Broadley, Benton Lane, High Pass, and Lavelle.

Land
The acreage is predominantly on a southwest slope, from roughly 500'
to just over 400' in elevation.
Soil maps show most of the parcel is Bellpine soil with a small swath of
Chehulpum soil on the hilltop. Bellpine is a dark-reddish silt-clay loam
over sandstone at 3-5'; many vineyards in valley are planted in it.
Chehulpum is a shallow soil-to-sandstone mix, however, the holes dug in
this area showed soil more like Bellpine. Available water capacity is
3.5-6". There is a 30+ gallon per minute well for irrigation.
About 18 acres were just cleared and prepped to plant grapes. The balance
is in the improvement compound and filberts, which are currently
sharecropped.

Improvements
The buildings, beautifully framed by huge oaks and firs, are in a
compound at the base of the property. There are two houses and thereby two
replacement homesite permits.
The "main" house dates from the 1880s (approximately) and is
considered an historic building. The 1440sf house, with two bedrooms and
two full baths, was recently placed on a new foundation, re-plumbed,
re-wired and substantially upgraded inside. The second house is
420sf and currently rents for $500 per month.
The "winery" building was built as a filbert processing and
candy-making facility, but could be converted to a winery very easily. The
main floor is 2400sf, plus a 1700sf second floor, with a 1000sf
"food-approved" kitchen area and a bath. Most of the
building is insulated; power is 240 3-phase. There is 700sf of 20'
high-ceiling for tanks. A 30' x 63' covered crush pad on a concrete slab
is attached.
Optimal use of the property would be to replace the rental
house with a residence at the top of the hill, convert the filbert-candy
building to a winery, convert the historic house to a tasting room, and
use the replacement right to build second residence, or
B&B/guesthouse, on the hilltop.

Zoning
Exclusive Farm Use (EFU). Winery is allowed with 15 acres of grapes.
Income/Expenses
The buildings are leased for $2,000 per month. Land is not included in
lease and is available to plant or build. Current payment is $2,880 per
month at 3.8% on a one year ARM, with a 15-year amortization on a
principle balance of $316,000; assumable.
