Site
This 300 acres site is located just southwest of Monmouth and west of Hwy 99 in Polk County, about 25 minutes from Salem and an hour from Portland. Vineyard planning is accelerating in the area, which is home to Freedom Hill, Croft and Helmick Hill Vineyards, as well as Eola Hills and Airlie Wineries, with several new ones being built now. The views from the Coast Range over Kings Valley and out over the Willamette Valley to the Cascades are breathtaking.

Land
The offering consists of a total of 300 acres with just under 200 plantable to winegrapes. The plantable areas are south, southwest, southeast, east and west sloping hillsides from an upper elevation of just over 600’ down to 300’. The entire plantable area shows on the Soil Conservation Service maps as Bellpine soil type, which is described as dark reddish brown silty-clay loam over siltstone. This soil is a sort of hybrid between the two classic Oregon soils, Jory and Willakenzie, in that it is redish like Jory, but is sedimentary base like Willakenzie rather than volcanic. It is widely used in planting throughout the Valley. The property was last used as a Christmas tree plantation and there are rotting small stumps plus scattered standing cull trees of maybe 10-12 years of age and therefore a fairly easy clearing job. There is a very good gravel road grid through the middle and on the perimeter but for the northeast corner. There are two partial year-round creeks through the property. One was still running late August this year and might be year-round at this point. There are very good impound sites for large ponds. There are no wells on the property and domestic water is supplied by the Luckiamute Community water system, which has an easement through the property for its main lines. The non-plantable areas are either creek draws, north sloping or too steep.

Improvements 
There is some perimeter fencing, 3 phase power to the site, water system hookup and a septic system for a mobile home not owned by the seller, but no other improvements. The mobile serves to preserve a single homesite approval which will allow a dwelling anywhere on the property of any size.

Zoning 
The parcel is zoned Exclusive Farm Use. It is comprised of 6 tax lots which may be conveyable separately by a subsequent owner subject to Polk County approval. It is currently homesite approved.

Location
Property is located at 7855 Zumwalt Road, Monmouth, OR. From Monmouth, head south on Hwy 99 to Parker Road (to the right), then right on Helmick Road to an almost immediate left on Elkins Road. In about 2 miles Elkins Road angles to the left and Zumwalt Road heads straight as a gravel road. Follow Zumwalt Road, around a right turn and then straight to where it terminates at the site.
