This parcel is located in the Kings Valley area south of Monmouth in Polk County where significant new vineyard development is occurring, including over 1,200 acres in 3 different parcels recently purchased by Premier Pacific, one of the biggest movers in the Oregon vineyard scene. Wineries in the area include Airlie, Emerson, Springhill Cellars and Amalie Robert. . Vineyards include Olsen Family Vineyard, with ambitions to become one of the state’s largest, Freedom Hill, Elkhorn Ridge and the new Premier Pacific properties.

Land
The offering consists of 266 total acres just southwest of Airlie Road off Berry Creek Road. It contains approximately 137 acres of land meeting the criteria for highly suited to winegrape production. It is south sloping from an elevation of 720’ down to 380’ and is tucked into the sheltering north wall of the McDonald Forest, which forms the south wall of Kings Valley. The soils on the parcel are an interesting mix of Oregon’s most sought after soils for winegrape production-Jory, Bellpine and Willakenzie. This is a mix of the volcanic and sedimentary types over which growers continuously argue the merits. Jory is a red silty clay loam over volcanic basalt, Bellpine is a red silty clay loam over siltstone and sandstone and Willakinzie is a yellowish silty clay loam over siltstone and sandstone. This mix of soil types should allow for complexity in blending for the winemaker. The land is currently in reproduction timber which the current owner will log either pre or post closing. The seller, a large Oregon timber company, has agreed to work with a buyer to leave timber in unplantable draws and as a visual and wind buffer where the parcel breaks to non-vineyard suited north slopes. The seller would also negotiate with a buyer to remove stumps and do land prep for planting and for road building.

Improvements 
There are no improvements on the property. Homesite approval is currently conditioned upon income production from farm sales of at least $80,000 per year for two consecutive or three out of five years, which would be possible with a vineyard. The views from the top of the property are obscured by timber at the moment but should be out into Kings Valley and the Willamette Valley to the Cascades at the highest points. There is a year round creek through a portion of the parcel. There are no wells on the site and the surrounding parcels are large, producing only 3 wells in the Section, one at 75 g.p.m., on at 12 one at 5 and one dry.

Zoning 

The parcel is currently zoned EFU. The minimum parcel size is 80 acres.

Location
Property is located just west of Airlie Rd. (west off of Hwy 99W between Monmouth and Corvallis) with an access road off Berry Creek Rd. There is no address.

Price
$1,300,000 as is, with the seller reserving timber rights as noted above.
