This 20-acre property is a turn-key vineyard and winery with house in one of the Eola-Amity Hills AVA’s “hottest” areas of development, anchored by Bethel Heights Vineyard, Cristom, Witness Tree and St. Innocent wineries and Temperance Hill vineyards. This property is right across Bethel Heights Road from Temperance Hill with amazing view west to the Coast Range and east over vineyards to the Cascades.

Site
The site is on the west side of Bethel Heights Road and is primarily south slope from 820’ down to about 650’ and including about 18 acres of plantable vineyard ground which includes wooded areas with mature trees. 

Land
The soils are primarily Nekia and Ritner, which are widely grown upon in the area and are red silty clay loams over volcanic basalt at varying depths. The vineyard is 4 total acres in production on phylloxera resistant rootstock consisting mostly of Pinot noir, 113, 114, and 115 Dijon clones with a small lot of Tempranillo. The training system is the Scott Henry divided canopy vertical curtain. The oldest vines were planted in 1994-newest in 2002.

Improvements 
The combination house/winery commands beautiful views west over the rolling hills of the Willamette Valley to the Coast Range and Van Duzer Corridor. Built in 1999, the living area is 2297 sq. ft with 3 bedrooms and 2 baths and an upstairs loft office/spare bedroom. The winery consists of the entire lower level built into the hill which opens onto the 480 sq. ft. crush pad. There is also a farm 1440 sq. ft. farm shed and an older double wide mobile home for farm help (not-replaceable for stick dwelling).

Winery 
The winery currently produces about 550 cases, but could go to 700 cases. The first Pinot noir produced in 2002 was given a 90 point score by the Wine Spectator. Wines range from $15/bottle for the Barrel Select to $50 for the ’03 Reserve. The offering includes current unsold inventory of about 160 cases of finished wine and 550 cases of wine in barrel. All of the winery and farm equipment are included in the offering, with the ’08 crop to be negotiated, depending upon the timing of a transaction.

Property is located at 5955 Bethel Heights Road NW, Salem OR 97304. It is north of Bethel Heights Vineyard and west across the road from Temperance Hill vineyards.
