Site
This 382 acre site in Polk County is located just south of Dallas in the Coast Range foothills west of Hwy 99 (about 25 minutes from Salem and an hour from Portland). Vineyard planning is accelerating in the area, which is home to Freedom Hill, Croft and Elkhorn Vineyards as well as Eola Hills and Airlie Wineries, with several new ones under construction. The views from the Coast Range, over the Willamette Valley and to the Cascades are breathtaking.

Land
The offer consists of a total of 382 acres with just over 220 acres plantable to winegrapes. The plantable areas are south, southwest, southeast, east and west and some slight northwest sloping hillsides from an upper elevation of just over 740’ down to 400’. The entire plantable area shows on the Soil Conservation Service maps as Jory and Bellpine soil types. Jory is the primary soil of Yamhill County’s Dundee Hills. It is a volcanic based soil that is typically dark red silty-clay loam 6’ or deeper over fractured or broken basalt. Bellpine is a sedimentary based soil which is described as dark reddish brown silty-clay loam over siltstone. This soil is a sort of hybrid between the two classic Oregon soils Jory and Willakenzie in that it is reddish like Jory but is sedimentary base like Willakenzie rather than volcanic. It is widely grown upon throughout the Valley. The property is currently being logged from the plantable areas. The current owner will clear stumps and brush and pile them for burning which would leave pulling sticks and fine grading to be done by a buyer in preparation for planting. There is a very good rock-based road system throughout the property. Three partial year-round creeks that flow off the property and there are very good impound sites for large ponds. There are no wells. The non-plantable areas are either creek draws, north sloping, or too steep, most of which will be left with standing timber.

Improvements 
There are no improvements. There are two homesite approvals per Polk County code which allows houses on properties of more than 160 acres in size.

Zoning 
The parcel is zoned FF (Farm and Forest) in Polk County. It consists of 5 tax lots and because of its size carries two homesite approvals.

Location
The property is located just west of the intersection at Bursell Road and Mistletoe Road, about two miles south of Dallas. The property is being logged now. Access is through a locked gate. Arrangements to view the property must be made with McLain & Associates.
