Site
This 162 acre parcel is located in the Eola Hills, north of Hwy 22 and
west of Salem on Oak Grove Road (which is just south of Orchard Heights
Road). Vineyards in the area include Carter Vineyards and Canary
Hill, Cherry Hill Vineyards and Winery, among many others. Oak Grove Road
is the main wine route on the west side of the Eola Hills, about 15
minutes from Salem and an hour from Portland. From the upper portions of
the property there are amazing views west over the Valley to the Coast
Range and the Van Duzer Corridor.

Land
The offer consists of a total of 162 acres with about 73+/- plantable to
grapes. The plantable areas have just been logged and stump removal is in
progress. Brush and stumps will be piled for burning, leaving only
stick-picking and fine-grading for the buyer to complete and the areas
will be ready-to-plant. The plantable areas are between 350-650’
elevation with primarily south and southwest slopes. The soil types
include Nekia, which is a volcanic based soil, with dark reddish brown
silty-clay loam 3-5’ deep over fractured and broken basalt. It is widely
grown upon in the Eola Hills and elsewhere. There are substantial areas of
Ritner, which is described as a gravelly red silty-clay loam over basalt
at a depth of 3-4’. There are also small areas of Jory, the volcanic red
silty-clay loam found on the Dundee Hill as well as Chehulpin. There are
good roads through the property and there are two partial year-round
creeks with good impound areas.

Improvements
There is a 1500 sq. ft. 3 bedroom, 1 bath house which could be
lived in while building on one of the many wonderful view sites, or it
could be rented for interim income. There is also an interesting 600 sq.
ft. barn, power and
water; well g.p.m. to be determined.

Zoning
The parcel is zoned FF (Farm and Forest) in Polk County. There are two tax
lots. The existing house carries a replacement homesite permit which
requires that the house be converted from residential use or torn down.
