Site
This 59 acre parcel is just west of the Eola Hills north of Hwy 22 and
west of Hwy 99W at Holmes Gap. More and more vineyards and wineries are
sprouting up in the area including Van Duzer, West Coast Cellars, Cherry
Hill, Firesteed, Nemaste’ and Chateau Bianca. The property fronts on
Perrydale Rd. about 2.5 miles north of Hwy 22, the main route from Salem
to the coast at Lincoln City through the Van Duzer Corridor.

Land
The offering consists of a total of 59.11 acres located on the east
side of Perrydale Rd. just south of Sunnyside Rd. Of the total acreage,
about 39 are plantable to winegrapes. On the total property, the land is
southeast sloping from a lower elevation of 260’ in a draw exiting the
property to an upper elevation just over 400’ elevation at the road. The
plantable area is out of the draws up to the road. It is currently is
perennial grass crop and is ready to plant with minimal additional ground
work. The primary soil type per the Soil Conservation Service is Steiwer
Silt Loam. It is described as a dark grayish brown silt loam and dark
brown silty clay loam over partly weathered sedimentary bedrock at 20-40”.
This is a soil in which a number of high quality vineyards are grown in
the area. Available water capacity is 3.5-8”.

There are no improvements. This is raw ground with no well and no
buildings.

Zoning
The parcel is zoned Exclusive Farm Use. There is no current homesite
approval, but one can be obtained by producing $80,000 per year for two
consecutive or three out of five years, which can be done with 20 or more
acres of winegrapes.
