Site
This parcel is just located on Walnut Hill, the northernmost hill in the Eola-Amity Hills AVA. It is about 3 miles east of Amity and 5 miles southeast of McMinnville just off Walnut Hill Rd. The area has a number of vineyards. Nearby wineries include Amity Vineyards, Methven Family Vineyards, Dukes Family Vineyards and more.

Land
The property has frontage on Three Trees Lane and is south, southeast sloping from just under 600’ to about 440’ with Nekia soil-type, which is a red silty clay loam 3-5’ over weathered and fractured basalt with available water capacity of 4-7”.

The vineyard, planted in 1999, is in mature production and consists of Dijon clones of Pinot Noir 114, 115, 667 and 777 in approximately equal amount on phylloxera resistant rootstocks 3309 and 101-14. The vines space 5.5’ by 3.25’ and are head-trained, cane-pruned for a single vertical curtain with two sets of catchwires. The fruit has gone into Domaine Coteau wines since production began and has contributed to highly ranked wines over the years, with the reserve wines made entirely from this vineyard’s grapes earning numerous 90 point scores and above.

Improvements
 
There is a metal clad pole building that functions as an equipment shed, a 16 gpm well, and electricity at the site. The property is zoned for a residential building and there is a beautiful view over vineyards and fields. Three Trees Lane is a dead end road with only local residential and farm traffic.

Location
9150 Three Trees Lane, Amity Oregon. From Amity off of Hwy 99 W, take Nursery Rd. east over the hill to the “T” at the Lafayette-Hopewell Highway. Turn right and take the next right on Walnut Hill Rd. to where it take a 90 degree to the right. Three Trees Lane goes straight ahead and the subject is about 1000’ on the left.
