Site
This parcel is just west and north of West Salem on Gibson Road off Brush College Road in the Eola-Amity Hills American Viticultural Area. Wineries in the area include Evesham Wood and Redhawk on the next hill to the east and Bethel Heights, Cristom and Witness Tree just to the north. Numerous vineyards are in the vicinity, including one of the new Premier Pacific vineyards just around the corner. It is 5 minutes from Salem proper and 40-45 minutes from Portland. It would make an ideal integrated vineyard, winery and estate homesite parcel.

Land
The acreage is elevates from 250’ at Gibson Road to 520’ at the top of the property. There is about 3 acres of plantable ground at the road and 33 plantable acres on the upper bench. There is 18.3 acres in a cleared, ready-to-plant field and an additional 15 acres that are wooded but plantable adjacent to the field to the east. The slope fairly gentle in most of the plantable area and is primarily south and east. Soil type is predominately Nekia, the most predominant soil in the Eola-Amity Hills. It is described as a dark reddish brown silty clay loam 3-5’ deep over broken and weathered volcanic basalt. With some clearing of the woods, the view would open over the valley to the Cascades, including Mt. Hood and Salem city lights.

Improvements 
The house is a modest 2-level daylight ranch built in 1969 with some updating in 1980. It is 3,180 sq. ft , 4 bedroom, 2.5 bath and two car garage with wood deck upper level and concrete lower. Perhaps the best use of the house would be for vineyard management or remodeled into tasting and offices, thereby freeing up a 2nd homesite approval for the top of the hill. There is a 1.250 sq. ft. barn/horse building on the lower level as well. There is a 20 g.p.m. well at the house along with all other utilities.

Zoning 
Exclusive Farm Use. With 15 acres of grapes planted, a winery would be an outright allowed use. A new homesite could be created a number of ways with Polk County approval.
