Site
This property is just outside the Salem City limits and just off River Rd, which provides quick access into the Capital and south to the west over the Independence bridge or I-5 south of the Turner exit.
Nearest wineries are Ankeny Hill and Willamette Valley Vineyards along the route to I-5 to the east and Eola Hills Winery in Rickreal to the west. The owner has been custom crushing his grapes at Eola Hills under the label Barrett Hill (see photos.)

The site is on a gentle level bench just south of the Willamette River as it passes into Salem between the Eola Hills and the South Salem Hills.
The soil type is mapped by the Soil Conversation Service as Nekia, which is described as a dark reddish brown clay loam and silty clay loam over fractured basalt at about 3 feet. It is a very sought after vineyard soil widely planted upon in the subject hills and in the Eola-Amity Hills AVA across the river.
The vineyard is all Pommard clone of Pinot noir on the 4.10 acre tax lot. There are 28 rows of 107 (+-) plants per row with vine spacing of 4’. All are “own-rooted” with no sign of phylloxera. The vines are not irrigated. The seller opted to sell the 3.8 tons of fruit to Eola Hills for the 2011 crop year. The total asking price would include the faming equipment, with an inventory available.
Improvements
The house is architect-designed custom beauty with a very dramatic entry including a sweeping staircase to the second level.
