This offering is probably the best deal I’ve ever seen in 30 years of Oregon vineyard property brokerage. The owner has more than $8 million in hard cash in the project. We are now offering it for $3.5 million due to health and financial pressure. This parcel is west of North Valley Rd. which separates the Yamhill Carlton AVA from the Ribbon Ridge AVA in Yamhill County  It has frontage on Laughlin Rd. It is the former home of Tony Soter’s “Beacon Hill ” label , which was quite well reviewed and received. The views down the Chehalem Valley from this property are gorgeous. This property is just around the corner from Beaux Freres, Brickhouse, Willakenzie Estates, and a number of newer vineyards in the area, including the new Fairsing Vineyards.

Land & Vineyard
The parcel is 44.46 acres total. The land rises in a south slope from about 220’ to 370’ and the SCS maps show primarily Willakenzie soil type, which is widely grown upon in this area. See maps. 

8 acres of the vineyard were planted in 1988 and consist of 5 acres of own-rooted Pommard and Wadenswil clones of Pinot noir, and 3 acres of Chardonnay. 13 acres of the vineyard are in Dijon clones of Pinot noir grafted to phylloxera-resistant and devigorating rootstocks. 1 acre is planted to Dijon Chardonnay clone on resistant rootstock. 1.5 acres are planted to Gewurztraminer and Riesling. Improvements
The17,000 sq. ft. brand new state-of-the-art winery is constructed with old world style by an engineer. It is a gravity-flow, 3 level facility with barrel and bottling and storage on the lowest level, crush and fermentation on the main level along with tasting and beautiful, massive stone fireplace, 35+-‘ high ceiling tasting and hospitality room, with kitchen plumbed and other amenities for entertaining and sales. The upper level is designed for large offices, dining and meeting areas, and possibly guest rooms. All levels are tied together with a massive central stair well around the wineries main blending tank. All of the equipment is essentially new and includes all the things you’d want, including GAI bottling line, Europress, Rauch destemmer, etc. Please see the list. This is a truly classy and classic facility for an Oregon winery.

The main house is a custom built 2,319 sq. ft. two-level home built in 2000 with an office and bedroom suite and garage and general purpose room on the lower floor, and two bedrooms and two baths, great room with gourmet kitchen on the upper floor looking north over the vineyards to the Beacon House. That structure is a one-bedroom, 454 sq. ft. cozy cabin-like structure with a small kitchen, bath and sitting room with a rustic feel and a wood stove. As well as holding a homesite approval, it is an appealing place to house guests or to get away from the world. The implication of the homesite approval is that by making this structure non-residential, a new stick dwelling of any size could be built upon the property without further interaction with the County.

22040 NW Ridge Rd. Gaston , OR 978119. The property is at the intersection of NW Ridge Rd. and Laughlin Rd. just west of its intersection with North Valley Rd.  

Price
$3,500,000. There is an existing $1.5 million loan with Farm Credit that is current and could probably be assumed.
