20 Acre Vineyard and Horse Property in One of Oregon’s
Most Desirable Vineyard Areas

Site
This 20 acre property
sits in one of the most sought after locations in the Oregon Wine
Industry-Ribbon Ridge American Viticultural Area (AVA), just north of the
Dundee Hill and south and west of the Chehalem AVA It is on paved Lewis
Rogers Rd. between Ribbon Ridge Rd. and Dopp Rd. north off of North Valley
Rd. The current owners manage
the property as an equestrian facility which includes an indoor arena, a
corral and several other buildings with stalls in addition to a very cozy
house. The site is adjacent to Armstrong Vineyard, just now coming into
production, and just around the corner from Ayres, Arimenta and Brickhouse,
all on Lewis Rogers Rd.. The views from the site are south to the Dundee
Hill, east over Dopp Rd. to
the Chehalem Mts. AVA vineyards along Calkins Rd. and west and north to
other vineyards and impeccably maintained small farms. It is about 45
minutes from Portland and minutes from both McMinnville and Newberg.
Land
The
site is a knoll fronting on Lewis
Rogers Rd. with about 2/3 south sloping from about 370-300’ elevation.
It is mostly open pastures but for the improvement compound which is
shaded by huge, stately oak trees and the northern portion around a year-round creek, which is also wooded. Should a buyer want to do
both horses and grapes, there could be 6-8 acres immediately planted to
vineyard retaining all the horse buildings. Or, with a downsized horse
operation, the vineyard area could be expanded. The Soil Conservation
Services maps show this property to contain primarily Dupee soil type,
which is described as dark brown silt loam over mottled dark
yellowish-brown and brown loam then transitioning to clay or heavy clay
loam eventually reaching sandstone at a depth of 40”.
The owners sold the adjacent 16 acres that is now Armstrong
Vineyards, and the soil study done on that parcel, which SCS had also
mapped as Dupee, confirmed that it was primarily Dupee, with some Hazelair.
A specific soil analysis has not yet been done on the subject, but should
be very similar. All but the
creek drainage should ultimately be “plantable” by virtue of slope
direction and degree. The amount of clearing would depend upon the size of
the vineyard desired. The neighboring property required tiling to ensure
that the soil was adequately drained.
Improvements
The house was built in 1965 with updates through the years. It is
very warm and inviting, just under 2,600 sq. ft. with four bedrooms, three
baths, including a separate one-bedroom living area with its own kitchen
and bath. The horse related buildings include a 12,000 sq. ft. indoor
arena with 21 very nice stalls and a tack room; s 840 sq. ft. shop, a
1,728 sq. ft. general purpose building that includes 8 more stalls and a
nearly completed small apartment that provides a second homesite approval
(to be verified); and five additional outbuildings with an additional 5
horse stalls and storage areas. There are two wells on the property with
one producing3.5 gallons per minute feeding into a 1,000 gallon holding
tank. The second feeds the house and does not have a well log, but the
seller says they have never run out of water nor do they need a holding
tank.
Zoning
The property is zoned Exclusive Farm Use.
It consists of 3 tax lots with homesite approvals on two of them (need to
verify second). It is in farm tax deferral and the total tax for
’09-’10 is $1,532.
Location
The
property is at 17250 NE Lewis Rogers Rd., Newberg, OR 97132. From Newberg,
take Hwy 240 west toward Yamhill, turn north on Dopp Rd. and west on North
Valley Rd. to right on Lewis Rogers Rd. just past the new vineyard on the
right or east side to the next driveway. Please do not enter the property
