Site
This property is just outside the McMinnville city limits on Fox Ridge Rd. a dead end lane on Mac’s only “hill.” .I has commanding views of the valley and Cascades as well as city lights of Mac, over the well-tended estate vineyards. The site is west off South Hill Rd. on the south side of Fox Ridge. McMinneville has become home to a number of urban wineries and a thriving food scene in conjunction with the burgeoning Yamhill County wine industry. This vineyard is the closet to the actual town, literally a couple minutes from Downtown, Nick’s Itallian Restaurant, McMenamins and Thistle, the Oregonian’s Restaurant of the Year. Shopping for virtually anything is also a few minutes from the house. The property entry is just under a mile from the Mac city limits at South Hill Rd. It’s Country in the City at its best.
Land
The site is on a gentle south slope with an upper elevation of 500’ that drops to just over 300’ at the bottom. The soil type is predominately Yamhill Series, a related soil to Jory and Nekia in that it is volcanic in origin, has dark brown and reddish brown silty clay and gravelly clay over basalt rock about 3’ down. The vineyard is planted around a couple of outcrops of Stony land, which are too shallow to plant. The vineyard is planted in 4 blocks and is all Pinot noir. The top block is Pommard clone planted in 1993 on own-roots and there is a small lens of phylloxera, which the current manager say doesn’t appear to be spreading. The bottom 3 blocks were planted to Pinot gris in 1994 and then top-grafted to clone 777 Pinot noir in 2001 and are in full production, with no sign of phylloxera in those blocks. The entire vineyard is deer-fenced. The vineyard was leased for a number of years for $9,000/year to St. Joseph Orchard/Walnut City Wineworks and is currently being leased to Sterling Wine Grapes, their first year.
Improvements
The house is a very attractive, architect designed custom with stucco exterior, turret (on the exterior) circular interior stairways, an attractive cupola and professional landscaping and decks for relaxed and beautiful exterior summer living. The house was built in 1993 by the current owner and contains 4702 sq. ft. of living space including 3 bedrooms (one on each of three levels), 3.1 baths and a south, mostly glass, wall along the entire main level looking over the stupendous, expansive views. The living room has 20’ high ceilings stretching from the entry to the bay-like bowed-out wall of picture windows on the south, with the upper level balcony partially extending into the space. There is a floor-to-ceiling stucco fireplace commanding the room. The dining and kitchen are also along the south wall soaking in the views. The kitchen is granite and tile and built-ins opening onto a breakfast nook with access to the extensive decking, including grill area. At the other side of the living area are the main level bed and bath, and a luxurious office with fireplace, built-in cabinets and files and an opening out onto a small sunroom/greenhouse. The lower level has an indoor lap pool as part of an exercise suite, a bedroom, full bath and another room plumbed and wired for a full kitchen able to function as a full, separate living area. The two car garage is nicely finished and very clean with a small shop off to one side. Electric openers, naturally, security network active. There is also a equipment shed to house the Kubota tractor and implements used to farm the vineyard, which are included.
Zoning
The property is zoned Exclusive Farm Use and cannot be further split. There is the possibility of a small winery, with a Yamhill County Conditional Use Permit. No guarantees.

The property is at 13101 SW Fox Ridge Rd., McMinnville OR 97128 . From Hwy 99 take Baker Creek Rd. to the west to South Hill Rd. to the south, and go straight out of the “S” turn onto Fox Ridge Rd. just under a mile up the hill on the left.
