Site
This parcel is The Estate Vineyard for Bishop
Creek Cellars winery.
It is just one ridge west of Hwy 47 at Cove Orchard and north of Yamhill
and south of Gaston on primarily a south facing slope accessed off Russell
Creek Rd. by way of Lincoln Rd. Wineries in the area include Elk Cove,
Kramer, ADEA, Willakenzie Estate and Beacon Hill. Hwy 47 is one of the
prime wine touring routes for both Yamhill and
Washington
County
from
Portland
and
Hillsboro
. The Yamhill Carlton AVA was formed in 2004 and
includes many of
Oregon
’s heavy hitters located on the hills surrounding the towns of, you
guessed it, Yamhill and
Carlton
southwest of
Portland
about 45 miles and minutes from downtown
Portland
. The property contains a number of elevated potential homesites with
incredible views to the south into the
Willamette
Valley
over the Yamhill and
Carlton
and the
Coast
Range
Mountains
to the west. (See homesite information below)
Land & VINEYARD
The offering consists of a total of just under 67 acres with a total
of about 28 highly suited to vineyard production and with just over 13
acres in grapes. This includes 7.83 acres of Pommard and Wadensvil and
Dijon
777 clones of Pinot noir planted in 1988 on its own roots in fairly high
density. There are no signs of phylloxera in this older section. Since
then, the vineyard has been planted on phylloxera-resistant rootstocks
101-14 and 3309 to another
1.95 acres of
Dijon
667 and Pommard clones Pinot noir, 2 acres of Pinot gris, .25 acres of
Pinot blanc and .66 acres of Syrah and .23 acres of Gruner Veltliner (Gru-Vee),
Austria
’s most widely planted white grape. The vines are head-trained,
cane-pruned into a single vertical curtain with catchwires for shoot
positioning. The soils on the portion of the property that are
vineyard-suited are shown on the Soil Conservation Map as Willakenzie,
which is widely planted upon in this AVA. It is a sedimentary soil type
formed during the Eocene period when this land mass was submerged under
the ocean. It is generally described as yellow or reddish yellow silty
clay loam 3-5’ over siltstone and sandstone and has available water
capacity of 5-7.5”. The vineyard is not irrigated and the cropload is
kept low. The vineyard has been Certified Sustainable from LIVE (Low Input
Viticulture and Enology). About half of
the grapes are used in Bishop
Creek Cellars own wines, but some are sold to other high end
producers. The balance of the land not used for vineyard is used for
pasture and wildlife habitat.
Improvements
Other than the vineyard, there is an equipment shed, and a mobile
home for farm workers that does not carry an unlimited homesite permit and
can only legally be occupied 10 months of the year. The owner is currently
processing a permanent homesite by virtue of meeting the
Yamhill
County
income requirements for this soil capability and that would be a condition
of a sale. This would allow
construction of a stick house anywhere on the property of unlimited square
footage, subject to septic permitting. Included in the offering is the
equipment currently used in the vineyard, including a Kubota wheel tractor
and a Landini crawler tractor, flail, sprayer, etc.
Zoning
The property is zoned Exclusive Farm Use. Homesite approval is as
described above. A winery could be allowed with another 2 acres of vines
planted or with conditional use permit.
