Site
This 62.4 acre parcel is a spectacular winery site in Yamhill County, on the main highway (18) from Portland to the central Oregon Coast, southwest of McMinnville. There are more than 40 acres of prime vineyard land, a year-round creek with irrigation rights, and a custom-built home. The site has full visibility from the highway, but access is from Caleb Payne Road, a short frontage road that will not require an expensive interaction with the Oregon Department of Transportation.

Land
The parcel consists of a total of 62.4 acres just west of Hwy 18. About 40 acres appear suited to winegrape production; that portion is south, southeast and east-sloping from an upper elevation of about 300’ down to 180’ elevation. An additional 40’ drop to Deer Creek on the south border provides frost protection. The soils are primarily Yamhill and Steiwer. Steiwer is described as a dark brown and yellowish brown silty-clay loam about 2.5’ deep over basalt rock, with root penetration of 20-40” and water holding capacity of 3.5 to 8”. Yamhill is dark brown and reddish brown silty-clay loam 3+’ deep over weathered and fractured basalt with water capacity of 5 to 7.5”. Steiwer soil generally needs irrigation, which already exists on the property and includes rights to the year-round creek and 4 wells. The land is currently wooded with 20+- year old Douglas fir. The accompanying map shows the plantable areas shaded yellow in three block area around the residence.

Improvements 
There is a 2,675 sq. ft. architect-designed custom 3 bedroom, 2 bath house in very good condition. The bright and airy home sits at the edge of the “bench” above the creek and at the edge of the planting area. The one story building, constructed in 1981, was designed to allow maximum light and solar heat. The access road from Caleb Payne is asphalt to the 2 car garage. The house would convert very well to a tasting room, offices and conference facility for a winery. That conversion would allow construction of a new dwelling anywhere on the parcel.

Zoning 
The parcel is zoned EFU (cannot be further divided into smaller parcels), but with 15 acres of vineyard planted a winery is an allowed use under this zoning. Unlike many other parcels with major highway access and visibility, the state would not require construction of turn lanes for winery traffic.

Property is at 21050 SW Caleb Payne Road, McMinnville, OR 97128. Take Hwy 18 South west out of McMinnville toward Lincoln City. Caleb Payne Road is on the right about 1 mile past Bellevue (home of the Oregon Winetasting Room).
