YAMHILL COUNTY (YAMHILL-CARLTON AVA)

Large McMinnville AVA Vineyard Estates Site 

1,289+ acre parcel, 245 plantable, southwest of McMinnville, adjacent to Hyland Vineyards.

Site
This large parcel is in one of the 6 new American Viticultural Areas (AVAs) created several years ago to identify unique and proven winegrape growing areas within the “old” Willamette Valley AVA. It is located adjacent to the west to one of the AVA’s most notable vineyards, Hyland Vineyard, which has been producing high-quality, sought-after grapes since the 1970s and was recently acquired by principals of Northwest Wine Company, including Laurent Montalieu. 

The parcel incorporates both walls of Dupee Valley with the eponymous road running the length north to south. The site is 9 miles southwest of McMinnville and 2.5 miles off Hwy 18, the main northern Valley route from Portland to the Coast and to casinos along the way. It is 43 miles from Portland and 33 miles to Lincoln City. 

Wineries with tasting rooms in the area include Yamhill Valley Vineyards, Maysara, Coleman, Youngberg Hill and Coeur Terre and it is minutes from Bellevue on Hwy 18, home of the well-known and oft-visited Oregon Winetasting Room. 

The AVA includes 523 acres of winegrapes (growing all the time) and 14 wineries.  A good map of the AVA can be viewed at The Map Store.

Land
Straddling Dupee Valley Road, the land rises to just over 1,000’ where views are expansive over the Coast Range and the rolling hills to the Valley and Cascades to the east. The majority of the plantable ground is on the portions west of the road, broken by topography into 8 (or more) plantable blocks totaling more than 245 acres which are primarily south and southeast slopes. Elevations on these block range from 850’ down to 360’ just above Dupee Valley Creek and the road. The soils vary over the parcel and include both the volcanic and sedimentary soils that are sought by grapegrowers. The specific soil types on the Soil Conservation Service mapping of the are Jory, more know as the red silty clay loam of the Dundee Hill AVA and Willakenzie, red and yellowish silty clay common in the Yamhill Carlton AVA. As noted below, the parcel can be partitioned into a number of parcels and the seller is willing to sell it in parcels, which can go as small as 10 acres. (See below) 

Improvements 
There is an older farm house and shed at the road, but no other improvements. The timber has been “cruised” at 1,919 Mbf as of Feb. 2008.

Zoning 
The parcel straddles 3 Yamhill County zones. Most of the western elevated portion is zoned F-80, a timber zone which allows a homesite for every 160 acre block with no income requirement. While this zone does not allow winery placement, recent precedent in Yamhill County allowed rezone to AF-80, which would allow a winery and preserves the homesite requirement as above. 

The lower portion at the road is zoned EF-80, which would require $80k per year in crop income for each homesite approval, notwithstanding that the existing farm house preserves one replacement homesite permit. 

To the east of the road is AF-80, allowing both farm and timber production, winery siting and homesites for multiples of 160 acres. We calculate that currently the County would likely approve 6 homesite permits. Please confirm these issues with Yamhill County.

As noted, the parcel is dissected by Dupee Valley Rd. and the farm house carries the address of 17341 Dupee Valley Rd., Sheridan OR 97378. The property contains numerous tax lots in T-5s, R-6w Sections 11, 12, 13 and T5s, R5w, Section 7 plus more. See maps.
