Site
This 22.45 acre site sits on a south sloping portion of Parrett Mountain just west of Wilsonville and south of Highway 99 located in the Chehalem Mountain AVA. It commands a view of the Cascades and the eastern Willamette Valley including extensive city lights from Portland to Salem. . On a clear day, you can clearly see numerous volcanoes including, Mt. Hood, Mt. Jefferson and one of the Sisters. With homesite permit in place via the old farm house and sufficient plantable ground to reach the State’s 15 acres vineyard threshold for full winery license approval, this property is a wonderful opportunity to be one of the first wineries serving as the gateway to the Oregon wine country. The property is just north of the intersection of Ladd Hill Rd. and Kramein Rd. accessed off Wilsonville Rd. about 3.2 miles from the I-5 at Wilsonville and 15 miles from Downtown Portland, a drive of about 20 minutes.
Land
The offering consists of a total of 22.45 acres fronting on SW Ladd Hill Rd. just north of Kramien Rd. is basically a rectangular parcel from the road northeast 1,970’ to the mature forest at the east edge of the parcel. It is primarily south sloping from an upper elevation of 390’ down to 300’, which is in virtually everyone’s “sweet spot.” The soils on the area containing the current vineyard have been analyzed by Red Hills Soils which found Cottrell and Saum soils to predominate. The balance of the property was not analyzed by Red Hills but is likely of similar types. The Soil Conservation Service mapping of the site shows Jory and Laurelwood soil, both of which are widely grown upon and sought after in this area. The vineyard consists of 6 acres of Pommard Pinot noir and 1.24 acres of Dijon 76 Chardonnay.. The vineyards are deer-fenced, irrigated and have been managed by Advanced Vineyard Systems and is clean and well-managed. The fruit had gone Wines by Joe and Dobbes Family Estate among others. The balance of the land past the vineyard deer fence is mostly plantable after some brush clearing and stump removal of firs stump removed years ago. There are about 4.6 acres with frontage on Ladd Hill Rd. around the improvements that should be plantable to grapes as well.
Improvements
Other than the vineyard, there is a good sized shed in OK condition, a small, habitable, 2-bedroom, 1 bath house with a full basement that was built in 1962. Its primary value is either as a conversion to offices or conversion to farm help housing which would free up a homesite approval for a residence anywhere else on the property and of any size. It might also make sense to just take the two buildings down and build the winery there or replace them with more vineyards. There is a strong 12.5 gallon per minute well.
Zoning
The property consists of two tax lots, but is zoned Exclusive Farm Use and cannot be further split. One homesite approval is in place by the existence of the current house, which can be converted or removed to free up a building right anywhere else on the property, subject to setback requirements. A winery would be an outright allowed use upon the planting of an additional 7.75 acres of grapes.
Location
The property is at 33902 SW Ladd Hill Rd. Wilsonville, OR 97070. From I-5 Wilsonville take Wilsonville Rd. west towards Newberg. About 4.6 miles west, turn right on Ladd Hill Rd. and go about 2/3 of a mile to just past the church on your left and into the next driveway on the right. This is just north of where Kramien Rd. comes on to Ladd Hill from the right.
