Site
This property sits in the Dundee Hills AVA one of the most sought after locations in the Oregon Wine Industry-just north of Worden Hill Rd. and directly off Red Hills Rd. adjacent to an Archery Summit Winery’s Red Hills Estate Vineyard to the south and Holstein Vineyard to the east. The property is 45 minutes from Portland and a couple minutes from “Downtown” Dundee, with a growing tourist resource base of restaurants, winery tasting rooms, hotels and more. This property is known as Fuqua Vineyard, established by Gary Fuqua, who had earlier developed and sold the Red Hills Estate to Archery Summit. He simply crossed the road and did it again, building a custom, gorgeous Mediterranean style stucco-finished home with a truly amazing view over numerous vineyards and out into the Willamette Valley. Land & Vineyard
The site is in the middle of the Dundee Hill, access from Red Hills Rd. The vineyard is virtually surrounded by world-famous vineyards. The vineyard consists of phylloxera-resistant rootstock grafted vines. Planted in 1998, the vineyard consists of 2.95 acres of Pinot noir (115, Pommard and 777); 1.9 acres of Pinot blanc and 1.6 acres of Pinot gris. The spacing is 5 x 9 and 6 x 9 and has been trained in a Scott Henry system with double fruit canes, head trained, single curtain trellis. There are two acres that are currently open to be planted. The soil type over the entire parcel is Jory, the famous “Red Hills” red silty clay loam. The aspect is south to southwest, very gentle slope from about 700’ at the northeast corner dropping to just above 600’. The seller is going to exclude the 2010 crop from the offering and will farm it through harvest and then hand it over to the new owner.

Improvements 
The custom-built 2,889 sq. ft. house was completed in 2002 and was designed and built to take full advantage of a truly amazing view. The house is 4-bedroom, 2.5 bath, two level with patios on both levels. The kitchen, dining, living master bedroom and master bath all look south over the vineyard though large windows.
