Site
This parcel is located in the Coast Range foothills southwest of McMinnville, off Highway 18, northwest of Bellevue and about 3.5 miles north of Sheridan.  Vineyards and wineries in the area include Mysara, Hyland, Coleman, Seufert, and Yamhill Valley Vineyards. The site is minutes off the main route to the Coast  from Portland and Salem yet situated in a private and picturesque setting. A homesite permit application is pending and the final price will depend upon successful conclusion of the process.

Land
The offering consists of a total of 88.5 acres. About 50 acres are suitable for grapes and range in elevation from a high of 640’ to a low of 400’ on primarily south to slightly southwest slopes. Soils are an interesting mix of very desirable vineyard-suited types of both volcanic and sedimentary origins. The largest block is Jory, a red, silty-clay loam of Dundee Hills fame which is fairly deep over weathered basalt. In smaller lots are Nekia, a shallow version of Jory seen throughout the Eola Amity Hills AVA, and  Yamhill, a  soil  of  volcanic origin with brown, silty-clay loam, over gravelly and rocky-silty clay on top of  weathered basalt. There is also a patch of Willakenzie, the sedimentary soil common in the Carlton Yamhill AVA, which is a brown and yellowish-brown silty-clay loam over siltstone and sandstone.

Improvements 
There are no dwellings on the property. See below for homesite approval information. There is currently no well or developed springs on the property. Wells in the area are highly variable. There are also no utilities onto the property. There is a very good rock road up onto the main portion of the parcel.

Zoning 
The parcel is zoned Exclusive Farm Use. The minimum parcel size is 80 acres, which means the property cannot be split in such a fashion that no resulting parcel would be under 80 acres. There are currently two tax lots. The land use application for a homesite approval, if successful, would combine the two and they would not be separately conveyable. If unsuccessful, then they could be conveyable and each could gain a homesite permit from income from farm operations grossing more than $80k per year for 2 consecutive or 3 of 5 years. (Consult with Yamhill County Planning department to verify this information.)

Property is located on Gopher Valley Road, about 1 mile west of its intersection with Dupee Valley Road, on the right. See maps. 

Price
$500,000. This is the price if the homesite permit is granted. If not, the price is $400,000.
