Site
This property is on Ridge Road, just off Laughlin Road, and almost sandwiched between Beacon Hill Vineyard and the new 80-90 acre Fairsing Vineyard, which is being planted now. It is in the Yamhill-Carlton AVA, just north of Willakenzie Estate and just west across the Chehalem Valley from Ribbon Ridge. The view is to Ribbon Ridge and the Chehalem Mountains to the east. It’s about a 10 minute drive to Newberg and 5 minutes to Yamhill.

Land
The total acreage is 77.5, with mature timber and vineyard-suited pasture land. There are about 25 cleared acres, and an additional 8-10 timbered acres on southeast and east slopes from 700’-300’ with predominately Willakenzie soils. Willakenzie soil is described as having a surface layer of dark reddish-brown silty-clay loam about 8” thick, with a subsoil that is dark reddish-brown silty- clay loam about 25’ thick over siltstone, which begins at about 33”. Effective rooting depth is 20”-40” and available water capacity is 5-7.5”. Soil core samples on an adjacent parcel show alot of Bellpine, which is likely on this property as well. No vines are currently planted. The view from the house of the Ύ+/- acre pond (about 19’ deep), visible through mature Doug Firs, is a beautiful scene. Most of the non-vineyard suited land is covered with large timber, recently net-valued at $250,000.

Improvements 
There are two houses (thus two homesite permits) on the property. The main house is 5,000 sq. ft., on two levels, with 3+ bedrooms, 3.5 baths, and a daylight basement. It was built in 1973; in very good condition. Heat is oil, wood and electric, with hot water tied into the wood system, which has been the main source of heat. There is a detached 2-car carport. Views are impressive from almost every window. The lawn and garden are irrigated from the pond. The second house is a 1940ish two-story, 1,500 sq. ft. structure currently rented out. The main house water supply is spring-fed, the other house is hooked into the LA water coop. There is also 2,688 sq. ft. two-level shop/machine shed and a 100-plus-year-old barn/storage shed. Property is fenced and cross-fenced. Taxes are about $3,500 per year.
