Site
It would be hard to come up with a better large winery location in Yamhill County. This parcel is just past Rex Hill Winery, home of A to Z and just across Hwy 99 from Chehalem-Corral Creek vineyard and winery. This is where Hwy99W drops from crossing the Chehalem Mts. at the entrance to Yamhill County wine country and just east of the Newberg city limits, with shopping, dining, lodging and services. It fronts on Benjamin Rd. which in turn is just off Hwy 99W. The significance here is that a winery could have paved frontage with direct Hwy access without paying the state for a full improved exit lane. This site also doesn’t have things for which you might pay significantly more and which don’t benefit a commercial operation, including a house, a homesite approval, existing buildings, etc. It is just raw land with great location, views and good vineyard dirt.


Land
There is adequate air drainage off the site to limit risk of frost. The lower elevation should result in warmer growing conditions. Primary soil type on the property is Woodburn, which is grown upon by many Yamhill County growers, among them the neighbors, Oregon Pioneer Eyrie Vineyards and Domaine Serene at their Eola-Amity Hills Jerusalem Hill Vineyard. Other soils include Amity, Willamette and Yamhill. The site was professionally evaluated by Price Research and Red Hills Soils. The property has been a producing Filbert/Hazelnut orchard for many years. The price reflects the cost to remove the orchard in preparation for planting to vineyard.









Improvements 
As mentioned above, there are no improvements, and thus no assets to pay for that would not contribute value to a commercial vineyard winery operation. While the property does not have an existing well, shallow high-yield wells are the rule rather than the exception in the area. See local well logs here.

Property is just north of the seller’s residence which has an address of 30295 N Hwy. 99W Newberg, OR 97132. The offering is subject to the seller’s completion of a lot line adjustment to create the final parcel as depicted on the attached mapping. The seller’s reserve the right to restrict the placement of winery buildings to protect the aesthetics of their remaining improvement compound , which is gorgeous and includes a small lake. The seller would also restrict access to be from Benjamin Rd.
