Site
This parcel is located in the in Yamhill Carlton AVA on Moores Valley Road about 3.7 miles southwest of Yamhill and 4.4 miles northwest of Carlton in the Coast Range foothills. There are numerous vineyards in the area including the Carlton Hills Premier Pacific vineyard 1.3 miles south over the next ridge. There is a concentration of wineries in Carlton, bringing the touring crowds to the area. Please see maps.

Land
The offering consists of 168 total acres, currently in reprod timber, with approximately 150 fitting the description for highly suited to winegrape production: The upper elevation is 720’ sloping primarily south to 320 feet at Moores Valley Road The soil is described by the Soil Conservation Service as Peavine. Soil scientists have determined that this soil was mislabeled at this elevation range and is actually Jory, the primary volcanic soil on the Dundee Hill. It is described as a dark reddish clay loam or silty clay loam over basalt at more than 40 inches. Available water capacity is 7-11 inches. This soil is widely grown upon by many successful vineyards.

Improvements 
There are no improvements on the property. A single homesite approval is available by virtue of the size and zoning of the property. Currently, the land is in timber, the rights to which the seller would retain. The timber will be most likely harvested this next summer and the seller will then begin clearing the property for winegrapes. The price will change at that point to reflect the cost of clearing.

Zoning 
The parcel is currently zoned F-80. The minimum parcel size is 80 acres. This zone does not allow placement of a winery. A  zone change to AF-80 would be required. Currently, the County is considering the same request on a property just south of this. That request has been unanimously approved by the Planning Commission and is scheduled for County Board Commssioners on Feb. 6, 2008.

Property is located just over 1 mile west of the intersection of Puddy Gulch Road with Moores Valley on the north side of the road. See maps.

$2,630,000. Timber rights reserved by seller. Price will change with clearing costs added if and as the seller completes it.
