Site
This parcel is in the Yamhill-Carlton AVA on Mt. Richmond Road, northwest of Yamhill and southwest of Gaston and at the north end of the Garrish Valley. It is just below the peak of Mt. Richmond. Nearby wineries include Elk Cove and Kramer. New vineyards are popping up all around this site. The property is about 2 miles south of the intersection of Patton Valley and Mt. Richmond Road.

Land
The offering consists of 124.7 total acres with about 62 acres suitable for wine-grape production, ranging in elevation from 700’ to 400’, primarily east-southeast slope and shown on the Soil Conservation map as all Willakenzie soil, the predominant vineyard soil in this area. It is described as dark brown silty-clay loam and yellowish-red loam over fractured siltstone about 3’ deep. Available water holding capacity is 5-7.5 inches. There is an active artesian spring which supplies water for the residence as well as feeding a pond from which the property has been irrigated and for which irrigation rights exist. The rights allow for approximately 150 gpm of water use. The vineyard-suited areas have been used for pastures and hay production and would convert rather smoothly to vineyard use.

Improvements 
The house is an older 1,200 sq. ft. two bedroom, 1 bath, with a partially finished basement. There is also a 1,248 sq. ft. shed. The house and shed are located just below Mt. Richmond Rd. There are dirt roads over the property. Mt. Richmond Road is gravel to where it meets Patton Valley Road, which is paved. Patton Valley meets Hwy. 47 just north of Gaston. The site is minutes south of Forest Grove and the main roads to Hillsboro and Portland, which are a half-hour to 45 minutes away.

Zoning 
The parcel is zoned Exclusive Farm Use with an 80 acre minimum parcel size, which dictates the property cannot be split further. The existing house could be converted to non-residential use, which would free up the homesite permit for another part of the property. A winery can be built with 15 acres of grapes planted.

Location
Property is at 28600 NW Mt. Richmond Road, Gaston, OR . From Hwy 47 north of Gaston, take Patton Valley Rd. about 3 miles west. Turn left onto Mt. Richmond Road, follow about 1.5 miles south to the property. From the south, Mt. Richmond Road joins Pike Road, which connects to Hwy 47 at Yamhill.
