Site
This parcel is almost adjacent to the large Premier Pacific vineyard
development project known as Gran Moraine vineyards just west of Carlton.
This is one of the most desirable new vineyard development areas in the
Yamhill-Carlton American Viticultural Area. It fronts on the north with
Puddy Gulch Road and is accessed from the south off Meadow Lake Road by
Old Soldiers Road, where there is a locked gate.

Land
The offering consists of 305 total acres of primarily gentling-sloping
south and southwest facing land with three partial year-round creeks
flowing through it. There are approximately 238 contiguous acres suited to
winegrape production starting at an upper elevation of 635’ and dropping
to 300’ at the south end of the propety. The entire parcel is described
on the Soil Conservation Service maps as Willikenzie soils. This is a soil
type that is widely grown on in this area. In an ongoing reclassification,
this soil type is being further refined into primarily 4 types, all of
which are roughly described as reddish and yellowish silty clay loams over
siltstone and sandstone at depths of 3-5’ or deeper. The land is
currently wooded with approximately 668k board feet of timber, which the
owners will leave. There is a well-established road system through the
property. There appear to be several good impound pond sites.

Improvements
There are no improvements on the property. Homesite approval is in
place by virtue of the zoning on the property and its size. The views from
the top of the property are obscured by timber at the moment but should be
out into the valley at the highest points and should include Mt. Hood and
the Cascades.

Zoning
The parcel is currently zoned AF-80 which will allow construction of a
winery upon planting 15 acres of vineyard. A homesite approval is
available because the parcel is over 160 acres. The minimum parcel size is
80 acres.
Location
Property fronts on the north on Puddy Gulch Road which can be accessed
on the west end by Meadow Lake Road past Panther Creek Road and from the
east from Moores Valley Road west of Yamhill. Main access from the south
would be by Old Soldiers Road off Meadow Lake Road just past the Premier
Pacific Foothills Farms Development. Old Soldiers Road dead-ends at the
