Site
This parcel fronts on Panther Creek Rd. about
three miles west of the intersection with Meadow Lake Rd. west of Carlton,
and just around the corner from the Premier Pacific development known as
Gran Moraine. This is just
west of one of the most desirable new vineyard development areas in the
Willamette Valley in Oregon.

Land
The offering consists of 203 total acres of
primarily gentling-sloping south facing land with Russell Creek running
through the middle of it along with two other partial-year round creeks.
There are approximately 125 acres suited to winegrape production
starting at an upper elevation of 680’ and dropping to 337’ at Panther
Creek Rd. The entire parcel is described on the Soil Conservation Service
maps as Jory and Nekia soils. These are volcanic based and described as
dark red and red silty clay loam over basalt at a depth of 3’ and
deeper. These are the primary vineyard soils in the Dundee and Eola-Amity
Hills areas. The land has been
in timber production and the current owners are removing merchantable
timber from the plantable areas. There is a well-established road system
through the property.There
appear to be several good impound pond sites.

Improvements
There are no improvements on the property.
Homesite approval is in place by virtue of the size and AF-80 zoning. The
views from the top of the property are obscured by timber at the moment
but should be out into the valley at the highest points.

Zoning
The parcel is currently zoned AF-80 which allows
for a winery to be placed upon planting of 15 acres of winegrapes. There
are currently 4 separate lots which could conveyed independently. However,
one lot would need to be kept at 160 acres to maintain the homesite. The
minimum parcel size is 80 acres.
