Site
This parcel sits almost exactly between Yamhill and Carlton, about 2 miles west of each. It is on the first ridge line west of Hwy 47, the beginning of  the Coast Range foothills. Included is  the top knoll of the ridge, which has 360 degree views of Moore's Valley, the Coast Range, south to the Amity Hills, to the city lights of McMinnville, Carlton and Yamhill, then over the Dundee Hill and Chehalem Mt. to the Cascade Range and Mt. Hood. It is truly on of the most impressive view home/winery sites I have seen in Yamhill County.

Land
The offering consists of 52 total cares with about 46 which are highly suited to vineyard production. The elevation on the parcel runs from 250’ at Rockyford Road to 515’ at the knoll top. Slope direction is primarily east. 

Soils are identified by the Soil Conservation Service as primarily Peavine with Woodburn on the lowest slope. However, the Peavine designation at this elevation has been shown to be inaccurate. Seller has hired Red Hill Soils of Corvallis to provide an accurate soil map. The report indicates that almost all of the parcel is highly suited to winegrape production. 

The property would need to be cleared of overgrown Christmas trees, scrub oaks and some large firs and oaks prior to prepping for planting. There are springs on the site and there appear to be several good impound pond sites.

Improvements 
There are currently no improvements on the property. Homesite approval will be perfected by virtue of a Measure 49 process with Yamhill County and the State which is currently in process and upon which the offering is contingent. The offering is also contingent upon a Yamhill County Lot Line Adjustment which will create the subject parcel by altering seller’s adjacent tax lot boundaries. The homesite could be anywhere on the property.

Zoning 
The parcel is currently zoned Exclusive Farm Use and once created by the above process could not be further divided under existing ordinances. The EFU zone allows outright the construction of a winery upon planting 15 acres of winegrapes.

Property fronts on Rockyford Road, a north south road that connects Meadow Lake Rd. west of Carlton with Moore's Valley Road west of Yamhill, minutes from the many wineries accessed from Hwy. 47. It is part of a larger parcel with the address 14365 Rockyford Road, Yamhill.
