Site
This parcel is located on the Amity Hill, the northernmost hill in the Eola-Amity Hills AVA It is about 2 miles east of Amity and 5 miles southeast of McMinnville with frontage on Amity/Nursery Rd. which connects the connects Hwy 99 W on the west side of the AVA and the Lafayette Hopewell Hwy on the east side. The area has a number of vineyards, including Premier Pacific’s Willakia Vineyard adjacent to the north. Nearby wineries include Amity Vineyards, Methven Family Vineyards, Dukes Family Vineyards and more. Portland is 40 miles north via either Hwy. 99 through Newberg or across the Wheatland Ferry and north on I-5. As Amity Rd. is the main connector between the east and west roads that run the length of the AVA, the location is ideal for a winery.      

Land
The property has frontage on Amity Rd. and wraps around an improvement compound belonging to one of the heirs of the estate that is being sold with this offering. The “parent” parcel was about 56 acres and the excluded section is about 4 acres. A new access will be provided for a new owner. The remaining 52 acres is the subject of this offering. The land rises from approximately 200’ elevation at the road to about 320’ at the top and is primarily a south slope. The lower portions are not counted in the 39 plantable acres, as they would likely frost. There are a couple stands of mature oaks that would make a great setting for an incredible view homesite over the south valley to the Coast Range Mountains including to Mary’s Peak southwest of Corvallis. The balance of the seven acres of oak could be removed and the land rendered plantable. An extensive soil report was completed by Red Hills Soils of Corvallis with the result that approximately 46 of the 52 acres are on soils suited to winegrape production. The predominate soil types on this property are Helmick and Hazelair soils, described as silty clay loam over clay. A sample taken shows cobly clay loam and very cobbly clay loam 2’ deep over very cobbly clay and then very stony clay to 60” where there is weathered siltstone., a common sedimentary base. These soils can be wet in the winter but this site has been massively tiled and should not have a water retention problem. They can also be droughty in the late Summer, and it is recommended that an irrigation system be installed. There is a live creek that passes over the southeast corner that could be developed into an impound irrigation pond. The entire soil report is here. There is also water available for residential use from the City of Amity’s water system, with pipe at the road.

Improvements
 
There are no improvements at all. Access will be provided by the seller and the offering is subject to completion of a lot line adjustment and the resultant awarding of the replacement homesite approval to the subject parcel.
