Site
This parcel is located just under 4 miles west of McMinnville off Baker Creek Rd. in the foothills of the Willamette Valley’s Coast Range. It is on a private dead-end road with a beautiful view over a small private valley just west of the west line of the Yamhill-Carlton AVA. Just east toward McMinnville is Trisaetum Coast Range Vineyard, which is the 2nd Estate Vineyard for the winery of the same name on Ribbon Ridge. Other vineyards in the area include Orchard View, Kiff, Greyhorse and Rainbow Ridge. With the short drive to McMinnville, this site is prime for development into a vineyard/winery estate, which would be an outright allowed use with increasing the vineyard to 15 total acres. It is homesite approved with a good well and power at the road.
Land
The property is a north-south oriented rectangle with 2 partial year-round creeks running through it. The site has a total of about 32 acres that fit the definition of “plantable” with gentle south slope to somewhat more steep west slopes on the east side. Soil types include Yamhill, Nekia, Willakenzie and Hazelair, all commonly grow upon soils of both sedimentary and volcanic origins. There are just under 10 acres planted to 667/777 and 115 Dijon clones of Pinot noir, planted in ‘08 and ’09 with a light first crop coming off this year. All are on resistant rootstock and the blocks are enclosed by deer fences. Another 10 acres has been cleared and prepped for planting.
Improvements
The property is approved for a homesite but has no home construction at this time. There is a 1728 sq. ft. pole building centrally located on the property and there is a strong 13 gallon per minute well. Construction of a house could begin at any time at any place on the property and at any square footage, subject to setbacks.
