Site
This 40 acre parcel is on Oak Springs Farm Road, just west of Abbey Road, which is north of Lafayette in Yamhill County . There are a number of vineyards in the neighborhood, including adjacent Foxy Rock, Monk’s Gate, and Ken Wright’s Abbott Claim Vineyard. Nearby is Russell-Grooters Vineyard, II Three II Vineyard, Bayliss Vineyard and around the corner to the northwest is Toni Soter’s Mineral Springs Vineyard and the brand new Marsh Vineyard Road. The property is 1.7 miles north of Lafayette on Hwy. 99, 6.6 miles west of Newberg and 4.7 miles northeast of McMinnville. See map of Yamhill Carlton AVA.

Land
The offering consists of a total of 40 acres with frontage on Oak Springs Farm Road with about 30 acres suited to winegrape production. The parcel is rectangular, approximately 750 ft. by 2400 ft with a lower elevation of 200’ rising to about 325’ and comprising primarily south slopes. The soils are analyzed in this report from Red Hills Soils in Corvallis. The soils, like most in this area, need tiling to deal with seasonally excessive water. The price on the parcel has been adjusted to reflect this cost. 

The primary soils are Dupee, Chehalem, Wellsdale and Dupee Series. The plantable area would appear to have adequate air drainage to a creek south of the property at about the 150’ elevation. Nearby Lobenhouse Vineyard at Abbey Road just above the creek has been free of frost damage. The majority of the property is cleared and being farmed for grass and hay. The eastern edge and the northeaster corner are wooded and will need to be cleared for planting - about 10 acres.  Wells in the area are a bit stingy, ranging between 1 and 15 g.p.m., but there are several potential water impound areas where a pond for irrigation could be placed. 

Improvements 
There are no improvements. The plantable area of 30 acres is large enough that a vineyard would easily produce the $80,000 gross crop income required to justify a homesite approval from Yamhill County. A winery can be placed upon the property as an allowed use after planting 15 acres of vines.


Zoning 

The property is zoned Exclusive Farm Use and cannot be further split. Homesite approval and winery approval are as described above. 

Location
The property has no residential address. It is about ½ mile north of the intersection at Oak Springs Farm Road’s and Abbey Road, on the right side going north, and ends just before the hill’s crest at the fence line south of the little old house on the right.
