Site
This property is located at the intersection of Yampo and Skyline roads in the mid-Eola Hills on the Yamhill side of the Yamhill/Polk County border. It is west of the Eola Hill peak; the views are south and west to the Coast Range. The site is in one of those few remaining “bad” Google Earth image areas, so good aerials are not available. There are numerous vineyards and wineries in the area. See maps.

Land
The total parcel size is 18 acres, from which an approximate 15 acres are suited to wine-grape production. The elevation rises from 660’ to just over 800’ on primarily southwest and south slopes. The predominate soil type is Yamhill, a volcanic based soil described as a dark brown silt loam and dark brown friable silty-clay loam and gravelly-clay over basalt bedrock at 39” or more (this soil type is quite widely grown upon in the Eola Hills). Root penetration depth is 30-40” and available capacity is 5-7.5”. A spring in the upper eastern portion of the property feeds a sistern which supplies the water for the existing house. There are enough plantable acres to justify a winery under Yamhill County Zoning Ordinances, which specify 15 acres to qualify. On the topo map supplied, the yellow highlight area is the plantable ground, the brighter yellow is the timbered or brushy area needing clearing, and the reddish area is the non-plantable ground by virtue of being a draw or wet area.

Improvements 
There is a 1460 sf older house on the property that could be rented or owner occupied while a new home is being built. There are 4 bedrooms and one bath, the two bedrooms upstairs are accessed by a non-code stairwell. There is a two car carport and an old barn. The primary value is in holding the homesite permit. There is considerable mature timber on the site which allows a new owner to retain part of it for aesthetics while clearing what is needed for the vineyard. The value of the timber may offset the clearing costs. Property taxes for the parcel are $771 for 2008.

Location
The address is 6675 Yampo Road. From Amity go south on 99W about 2 miles, then turn left on Yampo Road. Yampo will cross Oak Grove Road farther up the hill, about 2.2 miles total. The site is on the left.

Price
$425,000. See the spreadsheet provided. The figures represent the value of plantable ground, ready to plant, and deducts the cost of clearing the land to get it to that condition. The homesite value is the right to build a new house to replace the old one. The existing house must be rendered non-residential, but it can be kept and used as an office or storage space.
